[-] in is only about personal prefferences(I did not have a car)- location is quite far from civilization So you should have a car to go for dinner/drink/shopping or rent a bike (20 USD/day) around is just few restaurants and bars that are quite expensive in comparison to downtown.

[+] Lovely beach vibe rooms and nice sun beds near sea. Walking distance (10-15 mins) from Tulum ruins.
[-] The restaurant had good food and nice staff but it being a greenhouse was too hot. Also hardly any tables in shade for lunch. So we went next door for a cheaper and shadier lunch/diner.

[+] The hotel is beautiful. It has an amazing boutique jungle vibe that we loved. Food and drinks are delicious and the staff very friendly. The pool is great and the beach very nice with views of the Tulum pyramids.
[-] While the food is delicious as stated above, we felt it somewhat overpriced. If the prices were 20% cheaper we are certain they would still be making a very high margin on the food and drinks served without presenting absurdly high prices. The beach would be better if they ask the tour boats to park further or on the adjoining beaches which are empty rather than right infront of the hotel.

[+] Our stay at Kai Hotel was simply outstanding. From the moment we arrived, we were greeted with warmth and hospitality. The attention to detail throughout the hotel, from the stylish decor to the impeccable service, was remarkable. Our room was comfortable and beautiful, providing the perfect retreat after days spent exploring Tulum’s beauty. The kindness of the staff was also exceptional. We couldn’t have asked for a better experience and can’t wait to return to Kai Hotel for another unforgettable stay.

Each little Bangaloo was great. Beautiful, comfortable and clean.
[-] In the contrary one other staff member whose name is Laura Martinez, was not helpful at all. Just stating problems with no solutions.
On another note, this place has a tremendous potential. But :
1. The restaurant needs to provide better food and needs to be renovated. Decorated in a more chic way so it can compete with the very luxurious places in tulum. You could make much more money, as people could stay more in the hotel for diner and lunch.
2. The laundry service was not working.

[+] Beautiful and spacious little house, great shower! Beautiful beach. Super relaxed. We liked that the location was quiet. The ruins are also on a walkable distance.
[-] Not all personal was friendly. If they can improve the quality of the food they serve it would be an awesome place to stay. However, you can go to nearby places for food.

[+] The rooms were comfortable, spacious and very pretty. I loved the attached deck and being able to enjoy coffee outside every morning. The front of house staff (Ninel in particular) were also very kind and made checking in and arranging transportation so easy. The location on the beach was really nice, but not close in proximity to town. We ended up renting a moped which made coming and going a little easier.
[-] There was a lot of construction and excavating right outside our room on the road leading the the beach that was extremely noisy and caused the rooms to shake starting early in morning and continued throughout the day. Food at the hotel was also very expensive and not the quality we were expecting.

[+] Front beach, small refreshing swimming pool, good services on the beach including restaurant and shower, perfect position close to the archeological site (you can go walking).
[-] The first room was at the ground floor and the curtains weren’t working (not possible to completely close them) meaning that there was no privacy. Additionally, the room was smelling humidity/mould. We changed the room the following day. The second room was nice but not super clean and, especially, I would like to signal that the tank of the water that clients are supposed to drink and use for washing the teeth was unfortunately containing dead insects. In terms of service: at the restaurant everyone is very nice but we asked for an 7am check out breakfast and it wasn’t provided even if the staff was around since about 1 hour.

[+] Location on the beach is amazing. However, it is in the national park, so you do need to pay to come back in before 6 pm if you have left. Approx 58 pesos per person.
The hut is stunning and one of the most beautiful places I have stayed which is a 30 second walk onto a beautiful beach
[-] The food at the restaurant is very overpriced and not good quality. If you walk 15 mins along the beach, you can get amazing food from the mezzanine, which is priced the same.
We did book a garden view but half of the view was blocked by another hut which they didn’t say when booking.
In terms of location, it is hard to get anywhere else without a cab or bike. The walk to the town is 1 hour from here so this location is really dependant on what you want from your stay.
